The idea for Chatham Flat Fee came from a simple observation: the work involved in selling a $300,000 home and a $600,000 home is nearly identical. Same professional photos. Same MLS listing. Same contract process. Same closing coordination. Yet a traditional agent charges $7,500 for one and $15,000 for the other.

That math never sat right with me. Percentage-based commissions made sense decades ago when agents had to pay for newspaper ads and physically show every property. Today, the MLS does the heavy lifting. Professional photography has a fixed cost. Contract management is digital. The actual work does not scale with your home's value — so why should the fee?
