With Chatham Flat Fee, your home is listed on the MLS (where over 90% of buyers search), professionally photographed, and represented by a licensed broker through closing. You get everything a traditional agent provides, just at a fair, flat price.
There is no catch. We charge a flat fee for full listing agent services. The only additional cost you may choose to offer is buyer agent compensation (typically 2–2.5%), which is standard whether you use us or a traditional agent. We are transparent about pricing because you should not have to pay $15,000+ for services that cost a fraction of that to deliver.
It is your choice. Since the NAR settlement in 2024, buyer agent compensation is no longer displayed on the MLS. However, most buyers' agents expect compensation, and offering a competitive rate (2–2.5%) helps attract the most buyer traffic. We will advise you on the best strategy for your specific situation and price point.
No. Buyer agents are compensated based on the buyer agent commission you offer — which is the same whether you use a flat fee listing agent or a traditional one. Your listing looks identical on the MLS to any other listing. Buyer agents care about their compensation, not how much the listing agent charges.
If your home does not sell during the listing period, you owe nothing beyond the $500 listing deposit (which covers photography and marketing costs). No commission, no percentage, no hidden fees.
